Once the design concept has been agreed the development and implementation phase will begin, typically:
• Prepare full detail design drawings for discussion and agreement with you
• Obtain and incorporate sub-contractor's proposals
• Check all solutions - make minor revisions
• Complete all construction drawings and written specifications
• Health and safety management, compliance with CDM
• Prepare full tender documents
• Obtain tenders and prepare tender report
• Negotiate final contract and adjust to budget
• Submit building control and any advertisement/planning applications as necessary
• Prepare sub-contract and main contract agreements
• Administer contract and make site visits
• Prepare and administer snagging list
• Continue health and safety management
• Prepare health and safety file
• Prepare “as built” drawings to enable future maintenance.
